A New Plan for Courtyards at Regency

Towards the back entrance of the prestigious Landfall Country Club, we are in the process of creating a quaint neighborhood of European fashioned Courtyard homes.  If you are at all familiar with Hagood Homes, you will recognize Troy’s talent immediately, and will echo the hundreds of Wilmington area Realtors when they say, “She’s done it again”.

Very shortly, we will be breaking ground on the newest gem in the Courtyards at Regency – the Edinborough plan.  The Edinborough plan was custom designed to take advantage of the corner homesite.  Similar to our other Courtyard floorplan, buyers will appreciate the separation and privacy of the guest suites from the Master bedroom suite.  Also keeping with the common theme of open and flowing living spaces, the Edinborough offers a central kitchen surrounded by a dining room, living room and sunroom with direct views to the covered porch.

The Courtyards at Regency, offer an easy lifestyle, so popular with active adults.  Take advantage of the membership to the Country Club of Landfall and all that it offers, 18 holes of a Pete Dye course and 27 by Jack Nicklaus, private exercise rooms, and tennis courts to match any style of play.  Catch up with friends over dinner at the Dining Room or for drinks at the Tavern.

Act now to take advantage or our incredible pricing for living the Landfall dream – visit our neighborhood page for more information on this great plan as well as our others!

Marsh Oaks – Get Involved!

Marsh Oaks Entry sign

Marsh Oaks Entry sign

One of our favorite neighborhoods to build in is Marsh Oaks.  Conveniently located off Hwy 17 in the popular Ogden section of Wilmington, this neighborhood appeals to a eclectic group of neighbors for various reasons.  The young families love Marsh Oaks for the amenities (clubhouse, swimming pool, playground, tennis courts) with it’s low monthly fees of $40 a month, along with the opportunities for supper clubs, Bunko groups, bible studies, children’s parties, etc.  In the sections that we have built, we purposefully added sidewalks to both sides of the street to encourage safety for parents and children alike as they ride their bikes, scooters and skateboards.

Another active group in the Marsh Oaks is the 50+ club.  Many homeowners in Marsh Oaks are enjoying retirement or semi-retirement.  Their desire to meet and greet like minded folks in the community grew to it’s ever growing 50+ Club.  This active group enjoys their social outings, dinner, movies, theater, as well as participating in Pilates & Yoga classes at the neighborhood Clubhouse, Water Aerobics during the summer time and many more activities.

All homeowners in Marsh Oaks are offered various communications devices such as the neighborhood website, facebook group, Yahoo Groups and the ever popular newsletter.  View the latest issue here.

Remodel – In Progress…

Recently we were hired to remodel outdated small plan for a client who purchased her home for it’s excellent location.

After transforming the plan into a home that would live better our subcontractors got to work. Even in the beginning stages, with the dust and mayhem of construction, the changes are amazing!

Remodel – A Plan That Works

In our Previous Post: Remodel – What We Have To Work With we showed you pictures of the home as we found it before our team tackled the remodel project.

as-built

Before

Unnecessary walls and hallways made the home feel closed in and smaller than it’s actual size. Our plan was to push back the dining room, move the kitchen to where the Family Room is currently, remove the wall separating the dining room from the kitchen as well as eliminate the hallway. The ceiling in the now open Great Room will be vaulted to create even more sense of space.

Bedroom 4 in the old plan is too close to the Master Bedroom and ruins any chance of privacy for the owner. We are turning it into a master closet to complete an true Master Suite, allowing us to enlarge the master bath. We will also add a gradual tray ceiling to the master bedroom to enhance the feel of elegance in the room.

The previous one car garage was truly not capable of parking a car, with the steps from the house in the way, so we are converting it to Bedroom 4 and adding a bath, perfect for a true guest suite.

To enhance the front of the home we will be adding a large entry porch.

Remodel – What We Have to Work With

Recently we received a call from Lisa Sledzik, a broker with Intracoastal Realty and the Vance Young Team. Lisa had sold a home in a much desired neighborhood to one of her clients in April. The client then hired someone to help her remodel the much dated home. Unfortunately, the remodel did not live up to her expectations and Lisa was recommending that we take over the job.

This is what we found when we began:

In our next post we’ll share Phase I of the remodel – The Redesign

Grand Opening at Chapelwood is a Stunner!

Chapelwood, Chapel Hill’s first and only age restricted neighborhood, celebrated it’s grand opening this past SundayGrand Opening at Chapelwood.  The Hagood Homes team worked tirelessly throughout the week putting the finishing details on the decorated model available to view.

Sunday, over 200 attendees came out to the neighborhood to enjoy the pig pickin’, Italian Ice, and to tour beautifully decorated Cameron floor plan.

Preparing for 2009 Parade of Homes

Spring is in the air, and with spring in Wilmington comes the annual Parade of Homes.

Hosted by the Wilmington Cape Fear Homebuilder’s Association, this event takes place over two weekends (April 25-26 and May 2-3).  The Parade of Homes is an opportunity for the builder community to showcase their homes to the public over the two weekends.  Each entry is judged by volunteers coming from outside the area that are in the building industry.  Homes are categorized by price range and have a chance at being awarded a bronze, silver or gold awards.  Last year there were over 100 homes ranging in price from the $100,000’s to well over a million.  The homes, located from Brunswick County through New Hanover and Pender Counties were well attended.  Hagood Homes’ entries in several of their neighborhoods saw as many of 400 people through their doors.

This year’s entry for Hagood Homes is located in SaltGrass at Marsh Oaks.

The “Cordgrass” is a new plan for us in SaltGrass at Marsh Oaks.  It will feature over 2200 square feet of living space, most of which is on the first floor.  The open plan is sure to please, with the living room and back porch, as well as the master suite overlooking the nature conserve that is beyond the back yard of the home.  This home will be available for sale and priced at just $400,000.  The Cordgrass

Marsh Oaks is Wilmington’s premier uptown neighborhood featuring a bounty of amenities such as a neighborhood pool, clubhouse, tennis courts and playground.  The close knit community enjoys a private neighborhood website, an informative newsletter, and many groups and clubs in which homeowners can be involved.

Please plan on joining us at this year’s Parade of Homes.  Mention this post and receive a keepsake, courtesy of Hagood Homes.

SaltGrass at Marsh Oaks Enjoys Tennis!

As part of the Marsh Oaks new-tennis-courtscommunity the homeowners in SaltGrass at Marsh Oaks enjoy the tennis courts as one of the many amenities included in their $40/month association fees.  We are excited to see the tennis courts being resurfaced this spring.  The courts will mimic those of the US Open with the green and blue, incidentally coordinating nicely with the theme colors of Marsh Oaks.

Also new to the courts are benches and  a backboard for practicing! new-benches

Perhaps the on-going interest in the amenity facilities by the Homeowner Association is why Marsh Oaks Amenity Center was named The Best Amenity Center by the Sales & Marketing Council associated with the Cape Fear Homebuilders Association in 2008.

Southern Oaks, a street for dreams…

Southern Oaks Streetscape

When a neighborhood is perfectly planned, down to every last detail, it looks like Southern Oaks.  Allow us to accentuate some of those details for you.

Before the first home was built, the Hagood Homes team got together and planned each home to fit perfectly on each homesite.    Southern Oaks, with it’s location near Bradley Creek in Wilmington, North Carolina, called for an exterior color pallette that fits it’s coastal lifestyle.  Each exterior color and accent color was chosen to blend perfectly when the neighborhood was complete.

The exterior features, such as the metal roofs, exposed rafters and exterior window trim are reminiscent of coastal cottages from classic American architecture.

Each of the floorplans were designed with the homeowner in mind.  Open living spaces, well thought out kitchens, perfectly sized bedrooms are themes in each of the six floorplans.  Each of the homes offer outside living in their front and rear porches, another reflection of the lifestyle one enjoys in Wilmington, North Carolina.  Neighbors are invited to gather on the wide front porches or stroll along the side walk.  Homes are accentuated by landscaping inside their quaint picket fences.  Even the picket fences are Picket fenceindividually designed.

Homeowners in the neighborhood have delighted in choosing interior features to customize their home.  From the hardwood floors, to the tile baths to the kitchens adorned with granite and tile backsplashes, each were chosen from the Hagood Home design center.

There are not many opportunities remaining to call a new home in Southern Oaks yours.  Only one home, the model at 616 Woodland Forest Drive is ready to move into.  Another home will be ready in just a few months. Feel free to stop by our model and tour the home for yourself.  Find out why so many others have decided to make the dream in Southern Oaks come true.

Call Shirley Fowler at 910.620.7198 to set your appointment.  Model Home is open 11-5 daily except Sundays.
