How does it all work? Our company has developed a process to make the home building experience more enjoyable for everyone involved. Please feel free to read on to discover just how we build a home.
Step 1: Introduction
Our talented Neighborhood Specialists create a working relationship with each potential customer and provide information on the options available, such as the: homesite, home plan, exterior details, interior design features and special amenities. Once the customer selects their homesite and home plan a contract is created. Upon acceptance a deposit check for 10% of the base price is collected by the Neighborhood Specialist. Once the homeowners sign the contract the deposit check and contract are submitted to the Hagood Homes office within forty-eight hours.
Step 2: Contract Acceptance
The President of Hagood Homes reviews and signs the contract. The deposit check is then filed for deposit. Soon after approval the contract is dispersed to all relevant parties.
Step 3: Selections Meeting
Once approval is complete the homeowners are contacted by the Selections Coordinator to schedule a selections meeting in our Hagood Homes Design Center. The homeowners are given the opportunity to personalize their home with additional options and upgrade features. At the conclusion of the selections meeting a pre-construction meeting is scheduled.
Step 4: Pre-construction Meeting
The pre-construction meeting gives the homeowners a chance to ask our Construction Manager and President, construction related questions. We take the time to review the construction plans with the homeowners making adjustments as needed. We discuss the Bonded Builder's Structural Warranty, the 1 Year Material and Labor Warranty, products and building materials and recommended maintenance for each home. At the end of the pre-construction meeting all documents are finalized by the homeowners and President.
Step 5: Permit
Once all documents are finalized we apply for our building permits. It can take up to three to four weeks for approval.
Step 6: Dissemination of Information
When we receive the approved permit we reproduce the final house plan for construction. At this time we distribute all documents associated with the construction of the home to our vendors, subcontractors and service providers. The superintendent for the neighborhood receives the final plans and copies of all finalized documents.
Step 7: Construction
The longest step in our process is the actual construction and typically lasts four to five months in length. Weather can hinder this process. Please be advised that closing dates are subject to change, we will do our best to accommodate the date outlined in the contract.
Step 8: Electrical Walkthrough
After framing and complete installation of the roof structure we give or homeowners the opportunity to walk through their home with an Electrician to make alterations to the electrical package. It has also become popular for homeowners to add Surround Sound Systems and Security Systems.
Step 9: Pre-closing Orientation
One to two weeks before closing the homeowners meet with the neighborhood Superintendent for a detailed walkthrough of their home. This gives the homeowners the opportunity to ask questions and point out any items that need to be corrected before closing.
Step 10: Closing Day
Closing Day is held at an attorney's office. All legal documents are signed and the deed is recorded. At the time of closing your neighborhood Superintendent should have all items on the Punch List scheduled and/or corrected. Once the deed is officially recorded you become the owner of your own Hagood Home.
